THE DEVELOPMENT TEAM
Examples of key problems the team is working on
- Build toward 10GW and beyond. This is one of the largest power buildouts happening anywhere, and you'll secure the ground the entire thing sits on. Every gigawatt the company deploys starts with the land you lock.
- Get power online in months, not years. Years usually pass between locking land and delivering power. You'll own that whole stretch, acquisition through permitting, development, and delivery, and compress it so compute comes online sooner.
- Lock down the land that large-scale solar demands. Large-scale solar is our only path to tens of gigawatts and beyond, and land is the single biggest bottleneck to getting there. You'll find and lock contiguous tracts at a scale few people in the industry operate at.
ROLE SCOPE
- Lead the identification, evaluation, and securing of powered land for the US data center portfolio, sourcing large industrial and raw parcels capable of hyperscale campuses.
- Source and assess sites, often 100+ acres, near fiber and high-voltage transmission, evaluating utility and behind-the-meter power at 200MW+ scale.
- Coordinate directly with utilities to secure substation capacity, transmission access, and power agreements, including powered-land structures where energy is committed before construction.
- Lead entitlements due diligence across zoning, rezoning, land-use permitting, environmental reviews, and water agreements, and track permitting timelines against the build schedule.
- Lead commercial negotiations for purchase agreements, land options, and long-term leases, and maintain broker and developer relationships so a valid site is never missed.
- Engage local, state, and municipal officials to secure development agreements, incentives, and community support, and own capacity forecasting across regions.

- You've acquired commercial or industrial real estate, selected sites, or developed energy infrastructure, with a focus on data centers or large-scale industrial.
- You understand data center infrastructure requirements, high-voltage power, zoning, permitting, and land-use regulation deeply.
- You've closed complex, high-stakes land transactions at scale, and you think in market trends and long-term land banking.
- You manage relationships across brokers, landowners, developers, utilities, and government, and align diverse stakeholders in a fast-moving environment.
- You'll travel 20%+ as projects require.
- Bonus: Powered-land structures. Substation and transmission procurement. Economic incentives and development agreements. Land banking strategy.

The salary range for this position is $175,000 - $235,000 per year, depending on experience, skills, qualifications, and location. This range represents our good faith estimate of the compensation for this role at the time of posting. Total compensation may also include equity in the form of stock options.
